Large Lot Residential (LLR) <br />The Large Lot Residential designation identifies areas for residential <br />development at an average of 1 unit per 10 acres over the entire <br />district. These areas are primarily residential in nature, with many <br />existing lots that are less than 5 acres in size, although some limited <br />agricultural uses do occur in these areas. These areas are not <br />intended to be served by sewer and water prior to 2040. Maintaining <br />a low level of development in these areas will help preserve open <br />and scenic areas, natural features and ecological functions and will <br />minimize demand for services associated with denser development <br />and the related costs for improvements. <br />Minimum Density: None <br />Maximum Density: One dwelling unit per 10 gross acres <br />City Utilities: None <br />• Single-family detached dwellings <br />Types of Development: • Agricultural Uses <br />• Private or public parks. trails, or open space <br />Development Location Criteria: Outside of the MUSA <br />HUGO 2040 COMPREHENSIVE PLAN UPDATE LAND USE 59 <br />
