Very Low Density Residential (VLDR) <br />The Very Low Density residential designation identifies the existing <br />neighborhoods, primarily near Bald Eagle Lake and Oneka Lake that <br />were developed at a density of approximately 1 unit per acre. It is <br />expected that these neighborhoods will retain the existing suburban <br />development characteristics and would not be expected to allow <br />subdivision at densities less than these existing densities. The City has <br />established the R-1 zoning district with a 1 -acre minimum lot size to <br />reflect the characteristics of these neighborhoods. <br />Some of the properties in this area are currently served by wells <br />and septic systems. These areas may be served by urban services <br />including sewer and water, sewer only or water only depending upon <br />availability. <br />Minimum Density: None <br />Maximum Density: 1 units per net acre <br />City Utilities: Required for all new development <br />• <br />Types of Development: Single-family detached dwellings <br />• Private or public parks. trails, or open space <br />• Direct access to local streets <br />• Adjacent to local street or minor collector streets <br />• Neighborhood parks or school parks within '/z mile walking distance of the neighborhood <br />Development Location Criteria: • Developments should provide connections to Greenway where feasible <br />• Defined trail/sidewalk system that connects the neighborhood to other services and facilities, <br />including parks, schools, churches and neighborhood shopping areas <br />• Areas where transitions from higher intensity uses can be provided <br />I k 2040 COMPREHENSIVE PLAN UPDATE LAND USE 60 <br />
