be passed on and applied as an assessment to the lot. Every Owner and Builder must provide <br /> erosion control per all applicable regulations. <br /> III. HOME DESIGN GUIDELINES <br /> A. Presentation <br /> All homes should be designed to consider architectural detailing on all four sides of the home with <br /> a mixture of siding and trim components. <br /> B. House Facades <br /> Interesting, articulating lines and shapes,porches,porticos,stoops,bays and balconies are strongly <br /> encouraged. Avoid building facades consisting of an unarticulated blank wall. Exterior walls may <br /> incorporate any of the following: brick, stucco,vinyl,stone,wood, cement board or LP siding. <br /> C. Roof Materials and Pitches <br /> The minimum roof pitch of the structure's primary roof shall be 6/12, steeper roof pitches are <br /> encouraged. The same color shingle on adjacent homes should be avoided (adjacent considers, <br /> either side of the subject home on the same side of the street, immediately across the street or <br /> directly behind the subject home). If a similar color is desired to be used, the ARC will review the <br /> request on a case by case basis. <br /> D. Decks <br /> Decks and patios should be an extension of the home. Cedar, redwood and wood composite <br /> construction is encouraged,painted or stained depending on the home style. The design and color <br /> palate of all deck features(posts,railing,skirting,newels,etc)should complement that of the home. <br /> E. Siding, Soffits and Fascia <br /> Vinyl siding,fascia and trim,as well as maintenance-free aluminum soffits are permitted.The same <br /> color siding on adjacent homes is prohibited(adjacent considers either side of the subject home on <br /> the same side of the street, immediately across the street or directly behind the subject home). <br /> Front elevations are strongly encouraged to include a material other than vinyl (i.e. stone, brick, <br /> cement board or LP products). <br /> All siding products must follow the final grading of the area around the sides and rear of the home. <br /> Exposed exterior insulation,or siding`step downs'which follow the foundation and not the grade <br /> will not be acceptable. <br /> F. Masonry, Brick and Cultured Stone <br /> There is no minimum required amount of stone on a home. When used, brick and stone must <br /> wrap around the house corners at least 18 inches. <br /> G. Doors and Windows <br /> Vinyl and vinyl clad wood windows are allowed. The entry door is expected to be a dominant <br /> feature. Sidelights and transoms are encouraged. Windows should be located on all elevations and <br /> be properly spaced and proportioned. All front elevation windows shall be trimmed out to provide <br /> dimension. Shutters, when used, should be sized to the opening and in keeping with the <br /> architectural style of the home. <br /> NOTE Declarant reserves the right to make amendments at anytime to these Architectural and Landscape Guidelines. <br /> 3 <br />
