ADELAIDE LANDING
Hugo, Minnesota
PROJECT NARRATIVE
March 10, 2017
Nestled among acres of wetlands, Adelaide Landing demonstrates an appreciation for the natural
environment. Preservation of the wetland system enhances connections with nature. The extensive
trail system meanders organically throughout the site allowing one to appreciate the open views and
wildlife.
Both street and trail connections are created to neighbors, to nature and to the surrounding
community. Trails lead to the centrally located park which is a gathering space for families to picnic,
kids to play or individuals to simply enjoy nature. Curved streets follow the edges of wetlands and
ponds to create a design where a majority of home sites back to open space.
A variety of lot sizes craft a community for those at different life stages and income levels. Home
styles will attract first time homebuyers, families with children as well as empty nesters.
LOCATION
The site is located at the northeast intersection of CSAH 61 and 130`h Street North.
GENERAL DESCRIPTION OF REQUEST
Preliminary Plat and PUD approval is being sought for the 217-acre site. In all 319 units are
proposed creating a gross density of 1.5 units per acre. The net developable area of 146 acres creates
a net density of 2.2 units per acre, which is well below the maximum density of 4 units per acre in
the R-3 Zoning District. Generally, a combination of lot sizes is proposed: 45', 50', 65', 70' and 85'
widths.
Below is a comparison of the R-3 Zoning requirements versus the proposed lot sizes:
R-3 Zoning
District
Proposed
Villa Lots
Proposed
50' Wide Lots
Proposed
65' Wide Lots
Proposed
70' Wide Lots
Proposed
85' Wide Lots
Lot Size (min)
10,400 SF
5,850 SF
6,513 SF
8,450 SF
9,029 SF
11,050 SF
Lot Size (avg)
8,601 SF
8,138 SF
11,823 SF
10,529 SF
13,017 SF
Lot Width (min)
80 Ft
45 Ft
50 Ft
65 Ft
70 Ft
85 Ft
Lot Depth (min)
100 Ft
130 Ft
130 Ft
130 Ft
130 Ft
130 Ft
Front Setback (min)
30 Ft
20 Ft — Side Load Garage
25 Ft —Front Load Garage
25 Ft
25 Ft
25 Ft
25 Ft
Side Setback (min)
10 Ft
7.5 Ft
7.5 Ft
7.5 Ft
7.5 Ft
10 Ft
Rear Setback (min)
30 Ft
25 Ft
30 Ft
30 Ft
30 Ft
30 Ft
Bldg Height (max)
35 Ft
35 Ft
35 Ft
35 Ft
35 Ft
35 Ft
Lot Impervious (max)
50%
55%
50%
50%
50%
50%
Adelaide Landing Preliminary Plat/PUD — Narrative EXCELSIOR
i •77MEXM WGmp
