CUP Request for 5611 152nd Street North, Unit 3. <br />DATE: October 4, 2017 for the Planning Commission Meeting of October 12, 2017 <br />ZONING: General Industrial (I-3) <br />LAND USE: Industrial (IND) <br />REVIEW DEADLINE: December 28, 2017 (Extended) <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a conditional use permit (CUP) for retail space as a <br />supplementary use to the gunsmithing facility located at 5611 152nd Street North. <br />2. BACKGROUND: <br />The property is within the Peloquin Industrial Park and currently has four units within an <br />approximately 6,500 square foot building. Village Pine Custom Gunsmithing plans to take over <br />the unit that once held Jim's Motorcycle Shop, which is a 2,000 square foot facility. In addition <br />to the gunsmithing work, a permitted use within the General Industrial (I-3) zoning district, the <br />applicant would like to utilize 25% of the floor area for retail sales of products. This request <br />requires approval of a conditional use permit (CUP). <br />2. PARKING EVALUATION: <br />There are a variety of uses occurring within the units of the property. Staff evaluated the parking <br />for the approximately 6,500 square foot building being used half as manufacturing and half as <br />warehouse. Based on our ordinance, one parking space per 1,500 square feet of floor area is <br />required for warehousing and one parking space per 500 square feet of floor area is required for <br />manufacturing. For the 6,500 square foot building, approximately nine spots are required. With <br />the addition of a retail component encompassing 400 square feet of the applicant's unit, two <br />additional parking spaces would be required. <br />
