iigh Density Residential (HDR) <br />The High Density residential designation identifies residential land <br />uses developed between 8 units per net acre and 12 units per <br />net acre. These areas are served or are intended to be served by <br />urban services including sewer and water. The primary uses will <br />include duplexes, triplexes, town homes, apartment buildings and <br />condominiums. These uses should incorporate some complimentary <br />uses such as open space or active parks. This designation is identified <br />in areas that are generally accessible to infrastructure such as key <br />transportation corridors, public/quasi-public and commercial uses. <br />J -!`I GO 2040 COMPREHENSIVE PLAN UPDATE <br />DRAFT Dec14-17 <br />for review only <br />Minimum Density: <br />6 units per net acre <br />Maximum Density: <br />8 units per net acre (up to 12 units per net acre with a PUD) <br />Up to 2 additional units per net acre may be allowed if the PUD criteria are met. The PUD criteria <br />Density Bonus: <br />anticipates higher quality design and more sensitive development than would otherwise be require( <br />under standard zoning. <br />City Utilities: <br />Required for all new development <br />• Two-family dwellings <br />• Multi -family dwellings (townhomes and apartments) <br />Types of Development: <br />• Churches <br />• Schools <br />• Private or public parks. trails, or open space <br />• Abuts or has reasonably direct access to major collectors or minor arterials <br />• Transit within '/z mile walking distance of the neighborhood <br />• Neighborhood parks or school parks within '/z mile walking distance of the neighborhood <br />• Defined trail system that connects the neighborhood to other services and facilities, including <br />Development Location Criteria: <br />parks, schools, churches and neighborhood shopping areas <br />• Near large parks or permanent open space (city park, community playfield, special use park, <br />school recreation facility, conservation area. etc) <br />• Near neighborhood shopping facilities <br />• Close proximity to jobs <br />DRAFT Dec14-17 <br />for review only <br />LAND USE 63 <br />
