Mixed Use (MIX) <br />The Mixed Use designation provides opportunities for multiple, <br />compatible uses on a single site. These uses will include two or more <br />of the following: residential, commercial, office, retail and public/ <br />quasi -public uses, where the primary land use is commercial or <br />residential. The mixed use areas are served or are intended to be <br />served by municipal sewer and water. Providing a mix of land uses <br />in close proximity to each other creates opportunities for residents to <br />walk to shopping, transit services, recreation and work. Mixing land <br />uses can reduce reliance on the automobile, while leading to greater <br />convenience in people's day -today lives. <br />J -!`I GO 2040 COMPREHENSIVE PLAN UPDATE <br />DRAFT Dec14-17 <br />for review only <br />Minimum Area: 10 acres <br />Minimum Residential Density 10 units per net acre <br />Maximum Residential Density 60 units per net acre <br />City Utilities: Required for all new development <br />Types of Development: A mix of residential, commercial, office, retail and public/quasi-public uses <br />• Abuts or has reasonably direct access to major collectors or minor arterials <br />• Transit within'/2 mile walking distance of the development <br />• Neighborhood parks or school parks within '/z mile walking distance of the development <br />Development Location Criteria: • Defined trail system that connects to other services and facilities, including parks, schools, <br />churches and neighborhood shopping areas <br />• Close proximity to jobs <br />• Provide transitions to adjacent land uses <br />• Small parcels should be consolidated to create parcels large enough to ensure well- planned <br />development to occur <br />Development Policies: • Natural resources should be preserved or enhanced <br />• Provide for a variety of uses within the development <br />• Provide strong pedestrian connections <br />DRAFT Dec14-17 <br />for review only <br />LAND USE 64 <br />
