Erichson, WSB & Associates <br />Date: December 12, 2018 <br />Re: WSB Project No. 10892-00 <br />As previously directed, staff is developing construction plans and specifications for the <br />reconstruction of 130th Street from Highway 61 to Goodview Avenue. As part of the design, a <br />roundabout is planned 130th Street at Flay Avenue along with a pedestrian trail on the north side <br />of 130th Street, and sanitary sewer forcemain upsizing. <br />Easement acquisition needs have been identified in the SE and SW quadrants of 130th Street and <br />Flay Avenue to accommodate the construction of this roundabout. Staff has met with the <br />property owners and Beaver Ponds Association representatives regarding the project and have <br />provided them with renderings of the proposed improvements and associated screening that <br />would be provided. <br />Staff has also identified easement needs at the east end of 1301h Street to allow for the <br />realignment of 130th Street to connect with Goodview Avenue at a right angle as the intersection <br />is currently skewed. Staff has also been meeting with this property owner to discuss the project <br />and identify any concerns with the project. <br />On behalf of WSB & Associates, I am requesting that the City Council approve a resolution <br />authorizing the offer presentation on the parcels to the property owners and to acquire the <br />property areas needed either by negotiation or condemnation for the 130th Street project. <br />$ 6,650.00 - Parcel 1 — David and Julie Johnson — PID #32.031.21.22.0022 <br />$ 8,850.00 — Parcel 2 — Beaver Ponds — PID #32.031.21.21.0003 <br />$17,100.00 — Parcel 3 — Kevin Peltier — PID #29.031.21.44.0001 <br />$32,600.00 — Total Certified Compensation <br />The amounts listed above for parcels 1 and 2 are based upon Minimum Damage Acquisition <br />reports prepared by WSB & Associates. The amount listed for Parcel 3 is based upon a certified <br />appraisal completed by DKJ Appraisal, LLC.
