RESOLUTION 2018 - <br /> APPROVING PLANNED UNIT DEVELOPMENT FOR THE SHLAYBA, INC. <br /> FOR "THE PRESERVE ON SUNSET LAKE" ON PROPERTY LOCATED SOUTH OF 125T" <br /> STREET NORTH, EAST OF ILLIES AVENUE NORTH AND NORTH OF 120TH STREET <br /> WHEREAS, Shlayba, Inc. has requested approval of a Planned Unit Development to allow <br /> construction of 13 single family lots and 3 outlots on the 136.7-acre property legally described as <br /> follows: <br /> (See Attached) <br /> WHEREAS, the Planning Commission has reviewed the PUD general plan at a duly called Public <br /> Hearing and recommends approval; <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br /> HUGO, MINNESOTA, that it should and hereby does approve the request by Shlayba, Inc. for a <br /> PUD general plan, subject to the following conditions: <br /> 1. A PUD general plan/site plan is approved to allow development of 13 single family home lots <br /> and 3 outlots, in accordance with the application and plans received by the City on August <br /> 20, 2018 and revisions received on September 5, 2018, September 6, 2018, October 8, <br /> 2018 and October 12, 2018, except as amended by this resolution. <br /> 2. Approval is contingent upon City Council approval of the requested final plat. <br /> 3. Development standards for the PUD shall be as follows: <br /> Minimum lot size 5 acres <br /> Minimum lot width 80 +/- feet* <br /> Minimum front yard building setback 75 feet <br /> Minimum side yard building setback 25 feet <br /> Minimum rear yard building setback 50 feet <br /> Maximum building height 25 feet <br /> Maximum lot area to be covered by <br /> buildings 30% <br /> Maximum lot area to be covered by <br /> impervious surface 25% <br /> *minimum lot with is measured at the setback line. The applicant's plan does not show the lot <br /> width dimension. Plans must be revised to show this dimension. <br />
