THE PRESERVE ON SUNSET LAKE <br />CONCEPT NARRATIVE <br />Page 2 of 5 <br />C) PROPOSED SUBDIVISION DESCRIPTION: <br />Located next to Sunset Lake, the Wlaschin Family has decided to sell their land which Cheldon <br />Frank, a City of Hugo resident is the buyer and is moving forward to subdivide the 136.7 acre <br />property. <br />The project as proposed is an open space concept utilizing a 5 acre minimum lot size and lots <br />less than 300-ft wide at the front setback. The overall density would remain as 10 acres, netting <br />13 lots for the subdivision. The open space concept will allow us to preserve 27.26 acres of <br />open space area and an additional 0.93 acres is proposed to be donated to the City as an <br />extension of their current park parcel that is owned on Sunset Lake. The 27.26 total acres of <br />open space equates to 20.62% of the total area of the parcel to be subdivided and will offer <br />trails for the residents for walking and horseback riding if desired. The open space has been <br />designed to preserve the high valued natural wetland resource while allowing homes to be built <br />on the existing farm fields of which would remain relatively untouched except for where the <br />roadway needs to be constructed. Pads would not be constructed with the grading plan due to <br />the number of natural walkout sites located on the plan as proposed. <br />Prior to recording the final plat, we propose to split off a one -acre parcel to be given to the <br />family member on the northern portion of the lot, which will except them out of the final <br />subdivision and association. This is represented in the documents provided with the total <br />boundary and legal description of the overall parcel excluding this area. <br />With the proposed donation of land for the City Park expansion and the design of the project <br />which allows for the preservation of the high value wetland on the site meets with the intent of <br />the PUD ordinance allow for a lot size variation from the rural residential 10-acre standard lot <br />size. The development will also include the planting of a dedicated buffer surrounding the <br />wetland. The buffer will be a mixture of native grasses and wildflowers. We are also proposing <br />49 new trees be planted as a street scape for the project. The trees are all native species and <br />will help to add interest to areas of the project were only farm fields exist today. In addition to <br />the tree plantings we are proposing to transplant existing trees that exist in overgrown areas on <br />the property. These transplanted trees would be relocated to the right of way along CSAH 7 in <br />the vicinity of Lots 7, 8 and 9. <br />
