THE PRESERVE ON SUNSET LAKE <br /> CONCEPT NARRATIVE <br /> Page 3 of 5 <br /> The only area of tree removal is a row of box elder trees that will be removed as part of the <br /> road and ponding construction. The ponding area incorporates treatment of nearly all of the <br /> road and new house construction directing the water through a rural road design and swale <br /> system to the ponding area that will outlet through an infiltration area to the existing wetland <br /> on the east side of the project. This wetland then outlets to Sunset Lake. <br /> Any disturbed area on site will be planted with either a native seed mix appropriate for the <br /> location or a fescue mix for lot areas. Minimal grading is planned for the project with grading <br /> for just the roads and storm water ponding areas following the natural contours of the land. <br /> The project is also proposed to be planted with deciduous and coniferous trees along the <br /> proposed roadway and around the proposed ponding area as shown on the proposed planting <br /> plan. These plantings will help naturalize the existing farm field and provide some interest as <br /> you drive into the development. <br /> D) PUD Parameters <br /> We are requesting flexibility to the 10 Acre lot size due to the large wetland on the site and the <br /> availability to create lots of a 5 Acre minimum size that will allow for the preservation of this high <br /> value natural resource. This is the only variation that we are requesting with this development. <br /> (1) The proposed use of this parcel is single family residential which is compatible and the <br /> same as the surrounding land uses and complies with the city's comprehensive plan in that <br /> this area is designated for large rural residential lots. <br /> (2) We are not requesting any mixing of land uses with this proposal. <br /> (3) We are proposing smaller lot size and width to in turn preserve over 20% of the site <br /> for active and passive use. This flexibility allows for reason this PUD ordinance was <br /> written to allow for the preservation of high value natural areas. <br /> Trees are planned to be planted along the proposed roadway to create a streetscape along <br /> with trees planted in the ponding area to promote a naturalization of the proposed ponds. <br /> The flexibility allowed by this process also allows for us to locate the proposed roadway to <br /> save nearly all of the existing vegetation on the property. Additional trees are also <br /> proposed to screen the development from CSAH 7 on the southern border of the project. <br /> Existing farm field areas of the open space and areas that are disturbed in the open space <br /> will be planted with a native seed mix that includes native flowers that will further enhance <br /> the natural setting we can create with this flexibility provide to us with this process. <br />
