ARCHITECTURAL DESIGN GUIDELINES & HOMESITE PLAN <br />The Preserve on Sunset Lake <br />Hugo, MN <br />The Preserve on Sunset Lake concept demonstrates quality planning to preserve the high valued natural <br />wetland, natural springs, and rural country setting that it currently provides. With the design of the <br />homes, open space, trails, wetland preservation, and prairie restoration it creates a unique quality <br />neighborhood. <br />All home plans, detached garage plans, and any other outbuilding for The Preserve on Sunset Lake will <br />be required to be approved by the developer Shlayba Inc. Architectural Design Committee. <br />HOME ORIENTATION <br />It's important to maintain decent placement of homes to <br />provide adequate exposure of the view of rolling hills, <br />natural prairie, trails, and wetlands. <br />Minimum setbacks throughout The Preserve on Sunset <br />Lake will be: <br />75 feet front yard setback <br />25 Feet side yard internal <br />50 Feet rear setback <br />Emphasis on front porches that create a welcoming <br />approach from the street to the home. <br />Working with the grade to allow a natural entry rather <br />than building multiple steps at porch to gain access to <br />entrance of home. By doing this, it creates a more natural <br />setting of your home orientation and an aesthetically <br />pleasing look from the street. <br />POSITIONING <br />All homes will be positioned with consideration of the neighboring homes and must be approved by <br />Shlayba Inc. Architectural Design Committee. <br />
