Fireplace: <br />Chases are required to be compatible to the style of home. The use of cement board, stone, brick, <br />masonry are all acceptable. Flues must be boxed with a decorative cap/screen. All other material use <br />must be approved by Shlayba Inc Architectural Committee. <br />Window and Door Trim: <br />All doors and windows should have window trim to enhance the <br />exterior of the home. Trim should complement the home style and be — <br />consistent on all sides of the home. - <br />The use of window grills and shutters are also encouraged to be used. <br />Shutters designs should look useable and sized proportionately for the . - <br />window. <br />- M E <br />Siding: <br />Must be of LP, cement fiber board, natural wood, stucco, brick, stone or stone -veneer. The use of vinyl <br />siding is not recommended to keep the style of design consistent throughout the neighborhood. <br />Exterior colors must be submitted to Shlayba Inc Architectural Committee for approval. Home colors <br />shouldn't be similar to direct neighbors of the house. Different color combinations are encouraged to <br />create more curb appeal for the design of the home. <br />Deck: <br />Decks must be consistent with home style and made with <br />quality material. Cedar, redwood, wood composites, and <br />plastic composite decking is desired material. <br />Screened porch decks are permitted and encouraged to help <br />promote outdoor living. <br />Railing material can be metal, cedar, redwood, wood <br />composites, and plastic composite. <br />The use of trellis and pergolas are encouraged. <br />Fencing: <br />All fencing material and designs must be submitted for approval by Shlayba Inc Architectural Committee. <br />Materials should be wood, wrought iron, or vinyl/pvc. Chain link fencing is discouraged and if being <br />used should be colored. Fencing designs should consider being consistent with the style of the homes. <br />4 <br />
