The project is a 13 lot subdivision with 27.26 acres of open space on 136.7 acres of land <br /> with access to 1251 Street. <br /> Based on the plans submitted, we offer the following comments: <br /> • The proposed local street ends at a cul-de sac at Blk 2, Lot 8. No direct access to <br /> County State Aid Highway (CSAH) 71120th Street is proposed. <br /> • The future right-of-way width along CSAH 7 is 120 feet (60 feet from the centerline of the <br /> roadway). The current preliminary plat, dated 9/06/2018, identifies 60 feet from the <br /> centerline of CSAH 7 which is acceptable to the county. <br /> • The additional CSAH 7 right-of way shown on the southeast corner of the plat is <br /> acceptable to the County. <br /> • There are two existing driveways at the existing home site (Blk 2, Lot 9). One will no <br /> longer be necessary since no large farm vehicles will need to access the site in the <br /> future. Washington County Traffic staff will be analyzing the sight distance of both <br /> driveways and will provide the access with the best sight distance. The other driveway <br /> shall be removed and the ditch restored within the right-of-way.
