EXHIBIT B <br />APPROVAL CONDITIONS <br />1. A final plat is approved to allow the creation of 12 single family home lots and 1 outlot, in <br />accordance with the application and plans received by the February 1, 2019, except as <br />amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the preliminary <br />plat and PUD approval granted by the City Council on May 21, 2018. <br />3. Development standards shall comply with Resolution 2018-14 and 2018-15, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo dated <br />, and revisions required in "red -lined" comments from the City Engineer. <br />5. Outlot Use and Ownership: <br />a. Outlots A is proposed for storm water ponding, wetlands, and landscaping and <br />shall be deeded to the City. <br />6. The developer shall design and install a storm water re -use system for the irrigation of the <br />lots. <br />7. The landscaping planned for the plat shall be installed in one phase. The developer shall take <br />proper precautions to protect the trees as the homes are being built. <br />8. Staff will continue to work with the developer on the street lighting plan. Exact locations of <br />the street lights shall be reviewed and approved by City staff prior to installation. The street <br />lights shall be the Lantern style decorative light. <br />9. Final design of the entrance monument shall be <br />reviewed and approved by staff prior to installation. <br />10. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions. <br />a. An HOA shall be established to own/operate/maintain the following: <br />i. landscaping within the outlots, <br />ii. landscaping along Oneka Parkway within the right-of-way, <br />iii. landscaping on proposed residential lots, <br />iv. all retaining walls, <br />v. and the water re -use system. <br />17 <br />
