The HOA documents/covenants shall be reviewed and approved by staff. <br />b. The storm water re -use system shall be reviewed and approved by staff. The storm <br />water reuse system operation, encroachment, and maintenance agreement shall be <br />reviewed and approved by City staff. <br />c. An encroachment and maintenance agreements shall be reviewed and approved by <br />staff for access and maintenance of landscaping, signage, and retaining wall with <br />in Outlots proposed to be deeded to the City. <br />d. The developer shall comply with all conditions outlined in the City Engineer's <br />memos dated March 3, 2018 and July 27, 2018 <br />e. The development shall comply with the Fire Chief s requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />f. The developer shall obtain all necessary stormwater management and WCA <br />permits from the City. <br />g. The developer shall obtain all necessary local, state, and federal permits. <br />h. Architectural design standards shall be reviewed and approved by staff. <br />i. The developer shall work with City staff to provide bituminous trail connections <br />to the proposed park to the east. <br />j. The developer shall enter into a development agreement, shall agree to complete <br />all improvements, and pay all fees as required by the agreement. <br />13. Prior to the issuance of building permits, the developer shall comply with the following <br />conditions. <br />a. The applicant shall record the final plat, development agreement and all other <br />documentation at Washington County and provide the City with proof of recording. <br />b. The applicant shall submit three full sets of approved final plans to the City. <br />c. If a sales trailer is located in the property, a site plan and building elevations shall be <br />submitted for City review and approval. <br />14. Prior to the issuance of Certificate of Occupancy, the developer shall comply with the <br />following conditions: <br />
