requested a part of the land dedicated with Oneka Place to be separated to allow them to provide right-of- <br /> way and access to a future development to the east. Now called Outlot L,the parcel surrounding the <br /> watertower was separated to provide flexibility in extending Farnham Avenue to access the future park and <br /> the parcel to the east. The Commission discussed that they have not planned the park on the city-owned- <br /> property but options for Outlot L include a parking lot, residential lots, park features and more. <br /> Strub commented that the future park will be a great amenity to The Meadows at Hugo and more trail <br /> connections to it are needed. Matt Pavek of Civil Site Group,the Engineer of the development stated that <br /> they intend to make trail connections. <br /> Schmid asked Pavek about irrigation and wetlands. <br /> Rauschendorfer discussed the greenways in the area and wanted to ensure trails north and west through the <br /> development. He also asked about using the ditch on the east side of the development for a trail corridor. <br /> Since there is not plan for the future park,the Park Commission recommended making land available for <br /> construction of the street at the developer's expense, but not allow the development of the lots as shown on <br /> the Meadows at Hugo sketch plan. They were generally supportive of the proposed trail connections. They <br /> discussed wanting to keep their options open until the future park is planned knowing it could include a <br /> parking lot,active park features,or more if desired. <br /> 3. Rosemary Apartments Park Dedication Proposal <br /> MWF Properties is requesting approval of a park dedication proposal for a multi-family housing building with <br /> 45 housing units called "Rosemary Apartments". The apartments will are on 4.8 buildable acres. The <br /> developer has proposed payment of the park dedication fee of$108,000 in lieu of land. <br /> The Parks Commission discussed the outdoor play area,sidewalks adjacent to the development, and that <br /> nearby parks include Lions Park and Heritage Ponds Park. <br /> Schmid made a motion, Haag seconded to approve the park dedication proposal of payment of$108,000 in <br /> lieu of land for"Rosemary Apartments". <br /> All Aye. Motion Carried. <br /> 4.
