RESOLUTION 2019 - <br />APPROVING A SITE PLAN AND CONDITIONAL USE PERMIT FOR MWF <br />PROPERTIES FOR AN APARTMENT BUILDING ON THE PROPERTY <br />LOCATED NORTH OF ROSEMARY WAY AND WEST OF EVERTON <br />AVENUE NORTH <br />WHEREAS, MWF Properties, has requested approval of a site plan and conditional use <br />permit for an apartment building on the property legally described as; <br />Outlot B, Frenchman Place <br />WHEREAS, the Planning Commission has reviewed said site plan and conditional use <br />permit at a duly called a public hearing on March 28, 2019, and recommends approval <br />subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan and conditional use permit for MWF Properties for an apartment building with the <br />following findings: <br />Approval is contingent upon City Council approval of the Final Plat for Frenchman <br />Place Yd Addition. <br />2. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the developer's engineer dated March 22, 2019, shall be <br />met. <br />3. The development shall be consistent with the plans submitted on February 15, 2019, <br />and as amended by this resolution. <br />4. Prior to the installation of any signs, the developer shall obtain a sign permit. <br />5. Any areas of the street and sidewalk along Rosemary Way that are disturbed from the <br />construction access into the site shall be restored to the City's satisfaction. <br />Prior to the issuance of a building permit: <br />6. The Final Plat for Frenchman Place Yd Addition shall be recorded. <br />7. The landscape plan shall be revised based on staffs comments. The landscape plan <br />shall be reviewed and approved by staff. <br />8. The developer shall submit final design cut sheets for the pole and wall mounted light <br />fixtures to be reviewed and approved by staff. <br />9. The developer shall revise the grading plan to remove steep slopes and level the grade <br />around the building. <br />
