ADELAIDE LANDING <br />Hugo, Minnesota <br />PUD AMENDMENT NARRATIVE - REVISED <br />March 21, 2019 <br />The City of Hugo City Council approved the preliminary plat and PUD for Adelaide Landing on <br />May 1, 2017. The PUD general plan was approved to allow the creation of 319 single family <br />residential lots and 10 outlots. <br />OP5 Adelaide, LLC has been developing Adelaide Landing per the approved Preliminary Plat and <br />PUD since 2017. Currently, I" and 2nd Additions are substantially completed with 150 finished lots <br />in the process of being purchased for home construction by our builder partners, MI Homes, <br />Creative Homes and Derrick Custom Homes. 3`d Addition was granted Final Plat approval by the <br />City Council February 2019 and is expected to be substantially complete Summer 2019. There are <br />several future planned additions to be completed over the next few years. <br />GENERAL DESCRIPTION OF REQUEST <br />OP5 Adelaide is requesting a PUD Amendment to address changes to the future development on the <br />north half of the Adelaide Landing site (north of the powerlines). In order to meet market demands, <br />OP5 Adelaide is requesting a PUD Amendment to include the following: <br />• Change the approved 70 -foot single family lots to 65 -foot lots (following the same standards <br />as the currently approved 65 -foot single family lots within the project). This will add 5 total <br />lots to entire 216 -acre development, bringing the total lots under this PUD to 324 lots. This <br />addition of lots changes the gross density to 1.6 units per acre, compared to the previously <br />approved 1.5 units/acre and maintains as net developable density of 2.2 units/acre as <br />previously approved. <br />All other PUD requirements as originally approved will remain in place. <br />There is no change to the lot count on the south half of the project. On the north half (north of the <br />powerlines) 5 additional lots are proposed.
