F. TRAFFIC AND PEDESTRIAN CIRCULATION <br />This section discusses the street design. The Waters Edge development street design was <br />previously approved and the streets are built. The proposed villa design utilizes the existing <br />streets and so the garages will face the private street frontage. The existing streets also provide <br />for a circular flow thru the development and so is of good design for traffic flow. A proposed <br />trail easement will be incorporated into the west side of the proposed development area to <br />allow for future addition of a trail. <br />G. STREETS, PUBLIC SPACE AND AMENITIES <br />The PUD for the entire Waters Edge development was previously approved which included the <br />street design, driveway setback minimums, parking spaces, mailbox clusters, common open <br />space and amenities which included the club house and pool. Accordingly, these items are <br />complied with under that PUD approval. Additional items that are relevant in this section relate <br />to garages and landscaping. <br />The villa home design has the garages even with the front of the home with the front door <br />entrance set back to allow for a small porch area. This avoids a garage forward or "snout -nose" <br />design which is highly discouraged in the design guidelines. Given the existing street design it is <br />not possible to not have the garages face the street. All garages will be at least two -car designs. <br />The HOA documents will include language discouraging overnight parking in driveways or use of <br />garages as storage units. <br />The proposed separate landscaping plan for the new villa homes provide a variety of trees and <br />shrubs to meet the requirements. <br />
