Water's Edge Sixth Addition <br />Compliance with Multi -family Design Guidelines <br />April 16, 2018 <br />The following discusses how the proposed Villa homes for Waters Edge Sixth Addition will comply with <br />the various design standards found in Section III of the City of Hugo Multi -family Development Design <br />Guidelines adopted December 19, 2005. <br />A. GENERAL <br />This section stresses creative site planning and quality architecture to avoid monotony. The <br />proposed PUD Amendment will provide a new villa style home to the Waters Edge Community <br />and thus variety from the existing adjacent row townhomes. The proposal is for three base <br />model homes and the amended plat allows for some homes to have patios and others three car <br />garages. A large color palette for the exterior will also provide diversity with no usage of the <br />same color palette for any adjacent home allowed. Also, no same model of home will be <br />allowed adjacent to another to further break up any potential monotony of the homes. <br />B. SITE PLANNING BASICS <br />This section stresses placement of building to avoid a monotonous, barrack -style of <br />development and minimizing transitions from existing developments to minimize impacts. The <br />PUD Amendment changes the design concept from 106 units of row townhomes to 37 villa style <br />single family homes. This greatly reduces the impact on the existing townhome units that have <br />been built and breaks up the potential monotony of adding similar row townhome units with <br />the variety of each villa home with the large potential color palette and variety of home models. <br />C. BUILDING SETBACKS <br />This section discusses setbacks and certain desired building designs for window and porches for <br />multi -family units to create a better sense of community. The proposed villa homes have a <br />number of windows on all sides and a small front porch area and so incorporate this suggestion. <br />The setbacks for the entire Waters Edge development were previously approved and will be <br />complied with unless otherwise noted to accommodate certain lots. <br />D. BUILDING MASS <br />This section discusses that the units should be articulated to break-up the building fagade on all <br />elevations and how it might be accomplished. The proposed villa units will have a variety of <br />elements that break up the fagade including columns, porches, window and dormers. <br />Additionally, the use of a stone fagade on a portion of the first level will further accomplish this <br />goal. The building materials proposed will include Smartside siding and stone on the front side <br />of the villa unit and vinyl siding on the other three sides. <br />E. ARCHITECTURE <br />This section discusses a variety of architectural elements. The proposed architecture elements <br />for the front side of the villa units to use stone accent on the lower portion and Smartside lap <br />siding combined with the variety of models and color palette will provide a unique design for <br />the units. Vinyl lap siding will be used on the other three sides with a variety window sizes and <br />shapes to further enhance the architectural design and appeal. <br />
