Resolution 2019-28 <br />Page 2 <br />c. A street easement for the additional 39 feet of Highway 61 right-of-way must be dedicated <br />over the lot and deeded to the City. <br />d. No access will be allowed onto U.S. Highway 61 from the site or from Parcel C to the <br />south. The applicant is responsible for ensuring that these sites are provided with access <br />through cross access agreements. The following documents must be assembled and <br />provided to the City of Hugo. <br />i. Deed from the landowner to the City of Hugo for the Highway 61 street easement. <br />ii. Cross access agreements between the affected property owners for access over the <br />property to the north (Apple Academy and TGK Automotive). <br />iii. Cross access agreements between the affected property owners for access over the <br />project site (Apple Academy and Parcel Q. <br />e. Cross Access easements must be reviewed and approved by the City Attorney. Upon City <br />approval, the applicant shall file these documents at Washington County. <br />f. All easements must be provided in recordable form. <br />g. Architectural elevations must comply with Commercial and Industrial Design Guidelines. <br />i. All four fagades of the structure must be treated equally and must contain doors, <br />windows and the mix of materials shown by the applicant. <br />ii. All facades must include a minimum of two materials: an engineered wood siding <br />and a cultured stone veneer. The engineered wood siding must be applied to the <br />fagade in a variety of colors and style types (shake, traditional lap and board and <br />batten). <br />iii. The applicant will work with staff to finalize the design and color palette. <br />h. A complete set of revised plans addressing the conditions of approval shall be submitted <br />for city approval. <br />i. Fence height shall be revised to six feet. <br />ii. A revised lighting plan to show compliance with the ordinance requirement that <br />candle foot measure not exceed V2 candle foot at the property line. The applicant <br />must also provide lighting fixture cut sheets and pole details to ensure cut-off <br />fixture and pole height requirements are met. <br />iii. An irrigation plan must be provided. <br />i. The applicant must apply for a sign permit with details ensuring compliance with <br />ordinance requirements. <br />The applicant must comply with the conditions from Minnesota Department of <br />Transportation letter dated May 8, 2019. <br />
