The applicant shall demonstrate that the side yard building setbacks will be a <br />minimum of 10 feet per the CR-3 zoning district requirements. <br />6. The applicant shall revise the driveway design on Parcel A to comply with the <br />maximum width requirements of 24 feet at the property line. <br />7. Damage to the street and curb will be repaired to City standard at the expense of the <br />applicant. <br />8. Prior to recording the minor subdivision: <br />a. The park dedication shall be cash -in -lieu of dedication for a total of <br />$2,400. <br />b. All required drainage and utility easements shall be dedicated to the City <br />over the existing public ditch and floodplain on the property. <br />c. The applicant shall dedicate a 5 foot side yard drainage and utility <br />easements for Parcels A and B. <br />d. A 10 foot wide roadway, drainage and utility, and trail easement shall be <br />dedicated to the City and Washington County along 140a' Street North. <br />
