Adelaide Landing Preliminary Plat/PUD – Narrative <br />1 <br /> <br />ADELAIDE LANDING <br />Hugo, Minnesota <br /> <br />PROJECT NARRATIVE <br /> <br />March 10, 2017 <br /> <br />Nestled among acres of wetlands, Adelaide Landing demonstrates an appreciation for the natural <br />environment. Preservation of the wetland system enhances connections with nature. The extensive <br />trail system meanders organically throughout the site allowing one to appreciate the open views and <br />wildlife. <br /> <br />Both street and trail connections are created to neighbors, to nature and to the surrounding <br />community. Trails lead to the centrally located park which is a gathering space for families to picnic, <br />kids to play or individuals to simply enjoy nature. Curved streets follow the edges of wetlands and <br />ponds to create a design where a majority of home sites back to open space. <br /> <br />A variety of lot sizes craft a community for those at different life stages and income levels. Home <br />styles will attract first time homebuyers, families with children as well as empty nesters. <br /> <br />LOCATION <br />The site is located at the northeast intersection of CSAH 61 and 130th Street North. <br /> <br />GENERAL DESCRIPTION OF REQUEST <br />Preliminary Plat and PUD approval is being sought for the 217-acre site. In all 319 units are <br />proposed creating a gross density of 1.5 units per acre. The net developable area of 146 acres creates <br />a net density of 2.2 units per acre, which is well below the maximum density of 4 units per acre in <br />the R-3 Zoning District.
