Adelaide Landing Preliminary Plat/PUD – Narrative <br />5 <br /> <br />ponding and trails which will offer a unique experience with not only opportunities for active play, <br />but also connections to the natural environment. Of this larger parcel, 7.8 acres will be specifically <br />dedicated for park land credit or approximately 53% of the City requirement. Therefore, the <br />remaining requirement will be paid in cash: 47% of $2,400 or $1,128 per unit. With 312 units in <br />the neighborhood, the total cash dedication would be $351,936. <br /> <br />Under the PUD Zoning Code, flexibility is being requested for reduced road widths, setbacks and lot <br />sizing to create a neighborhood with an enhanced overall design. In exchange for flexibility from the <br />standard R-3 zoning ordinance, wetlands and wooded areas are preserved, a variety of housing styles <br />are created and landscaping standards are exceeded. Most notably related to Parks is the extensive <br />trail system; 8,000 lineal feet (1.5 miles) of trails and boardwalks are proposed to be constructed <br />throughout the neighborhood. These will provide connections to the much-needed neighborhood <br />park for Adelaide Landing and the surrounding community. <br /> <br />Developer installed park improvements not only include the trails and boardwalks, but also the <br />grading, seeding and trees within the park and along the trails. The neighborhood will be served by a <br />water reuse system whereby the ponds will be used to irrigate lawns and common open space. The <br />pumps will be appropriately sized and an irrigation service connection will be provided to <br />accommodate the park area. The neighborhood master homeowners’ association will be responsible <br />for maintaining the pumps and winterization of the neighborhood’s mainline system. <br />To summarize, below is a chart of the anticipated park improvements showing the responsible party <br />for installation.
