Adelaide Landing Preliminary Plat/PUD – Narrative <br />6 <br /> <br />b. South of powerline – 2018 <br />North of powerline to Street 2 – 2019 <br /> <br /> <br />Given the site’s history of ownership, it is requested that the park be named in memory of Arthur <br />Arcand. <br /> <br />SNOWMOBILE TRAIL <br />It is understood that there is an existing snow mobile trail within the powerline easement that turns <br />south over the proposed 85-foot lots. In the future, the trail can continue to be used within the <br />powerline easement, only. Due to future home locations, a north/south trail will not be <br />permissible/possible. <br /> <br />HOMEOWNERS ASSOCIATION <br />The overall site will be governed by a master homeowners’ association with 3 individual sub- <br />associations professionally managed by <br /> <br />Master HOA. The Master Association will be responsible for a number of amenities that benefit the <br />neighborhood as a whole, mainly the water reuse mainline system and pumps. Additionally, the <br />Master will be responsible for maintaining the Neighborhood entrance monument and landscaping <br />features, specifically the buffer plantings along 130th St. <br /> <br />Villas HOA. The Villas will be responsible for summer & winter grounds maintenance for each <br />unit, including irrigation, mowing and snow removal. Additionally, they will own and maintain <br />Outlots E and F as well as maintain the island plantings in Street 6 as shown on Preliminary Plat. <br /> <br />Single Family HOA (65’, 70’, 85’). This Single Family HOA will mainly be responsible for <br />architectural control of the homes located on their respective lots. The HOA will likely contract for a <br />single trash hauler, as well. <br /> <br />Single Family HOA (50’). This sub-neighborhood consists of the small single family lots located in <br />the northwest corner of the site. Not only will they be responsible for architectural control of the <br />homes, but also trash hauling and maintenance of the island located in Street 13 of the Preliminary <br />Plat. <br /> <br />CONSTRUCTION SCHEDULE <br />Upon EAW, Wetland Replacement, Preliminary Plat & PUD approvals, the south portion of the site <br />is anticipated to be graded in May 2017 followed by street and utility construction for the 1st phase <br />area. Lot delivery is planned for September 2017. Subsequent phasing will be dependent on market <br />demand and conditions, but anticipated to occur over the next 5 years. <br /> <br /> <br /> <br /> <br />
