Developer installed park improvements not only include the trails and boardwalks, but also the
grading, seeding and trees within the park and along the trails. The neighborhood will be served by
a water reuse system whereby the ponds will be used to irrigate lawns and common open space. The
pumps will be appropriately sized and an irrigation service connection will be provided to
accommodate the park area. The neighborhood master homeowners association will be responsible
for maintaining the pumps and winterization of the neighborhood’s mainline system.
To summarize, below is a chart of the anticipated park improvements showing the responsible party
for installation. If it means completing the park sooner, the developer is willing to install City
improvements for an in-kind reduction in park fees.

Improvement
Developer
Installed
City
Installed
Park Grading X
Park Seeding X
Park Irrigation X
Parking Lots X
Trails & Boardwalks X
Buffer Landscaping X
Shelter X
Sports Court & Pickle Ball X
Play Structure X
Additional Park Furnishings X

Phasing of the park improvements is anticipated as follows:
1.
