dedication or request for PUD flexibility. The park currently has a layout that shows <br />parking and loading areas, a pavilion, playground space, two sport courts, ballfields, and <br />trail connections. Staff has reviewed the park site plan. The plan has done a good job of <br />preserving wetlands and some existing trees which would expand the greenway corridor. <br />A greenway trail through the open space in the park to provide access to these areas is <br />desirable. Ball fields, open play areas, and other park facilities which are not available at <br />nearby existing parks are desirable. Because of the wetlands on the site, additional work <br />will need to be done to ensure that park facilities are built on suitable upland. Staff <br />would like to see that the parking areas be located near the facilities and be sized <br />according to their use. It is also very important that there be strong trail connections <br />between the residential areas and the park. <br />4. PARK DEDICATION REQUIREMENTS: <br />The developer is required to dedicate land, or pay a fee, or a combination of land and a <br />fee. For the 117.5 acre site, parkland dedication of 9.36 acres of upland is required. The <br />developer may also pay the fee, which is currently $2,400 per unit. The parkland <br />dedication fee for the proposed 177 lots would be $424,800. The developer is proposing <br />land dedication in lieu of fees with 11.2 acres of land. <br />5. CONCLUSION: <br />No formal action is required at this time. The developer is requesting informal <br />comments on the sketch plan. <br />The applicant has indicated that they would be interested in dedicating land to meet the <br />park dedication requirements. Although, there is significant open space shown on the <br />plan, only buildable and usable land is accepted for park dedication credit. <br />The Parks Commission should provide comments on the proposed park, greenway <br />corridor, as well as the trail and sidewalk connections in the development. <br />ATTACHMENTS: <br />1.
