The sub -association for the townhome neighborhood would provide maintenance of common <br />areas and building exteriors, including a reserve fund, underground sprinkler system, snow <br />removal and lawn care, sanitation removal and hazard insurance. <br />The sub -association for the Villa neighborhood would provide maintenance of common areas, <br />underground sprinkler system and sanitation removal. <br />Development Phasin <br />Creekside Heights would include five phases (see phasing plan) with the primary entrance to <br />the townhomes being off of Highway 61 at 159th Street. Accommodation for this entry requires <br />continued negotiation with the property owners on either side of the existing connection <br />between the PUD parcel and Highway 61. The goal would be to limit construction and sales <br />traffic to that entrance in an effort to minimize the effect to the neighborhood adjoining <br />Goodview Avenue and Goodview Trail to the south of the site. <br />The second part of Phase 1 would consist of single family homes and villas along the south <br />property line which would temporarily access from Goodview Avenue and Goodview Trail until <br />the northerly connection of 159th Street from Highway 61 to Goodview Avenue, which would <br />be included in Phase II. <br />At the recommendation of the Minnesota Department of Transportation (MnDOT), we are <br />currently proposing the intersection of the entrance road at Highway 61 to be constructed as a <br />roundabout of similar design to the intersection of 170th and Highway 61 (North Forest <br />Boulevard) located just 1.25 miles to the north. The proposed roundabout will vary somewhat <br />in that it will feature five legs instead of four, one of which is the commercial entrance to the <br />Industrial Utilities site. <br />We invite your questions and or concerns and look forward to discussing this matter in further <br />detail. <br />Sincerely, <br />Daniel P.
