At this time, the developer has indicated that they <br />would be dedicating a combination of land and fee. <br />The developer has indicated that there is approximately 83 acres of buildable land, <br />therefore 8.3 acres of park land would be required to be dedicated. Wetlands, <br />disconnected, or otherwise unusable parcels are not considered for park dedication. The <br />developer has indicated that they would be dedicating the open space adjacent to Oneka <br />Lake. In addition to that, they are proposing to construct a fishing pier/dock to provide <br />access to Oneka Lake. <br />A fee could be considered by the Park Commission in lieu of park land dedication. For <br />Creekside Heights, the developer has indicated that there would be 251 total units. At the <br />current fee of $2,400 per unit, the park dedication fee would total $602,400. <br />5. CONCLUSION: <br />No formal action is required at this time. The developer is requesting informal <br />comments on the sketch plan. <br />Park Dedication Proposal: Unknown <br />Staff has not received a proposal for park dedication. The applicant has indicated that <br />they would be interested in dedicating a combination of land and fee to meet the <br />requirements. Although there is a significant amount of open space shown on the plan, <br />only buildable and usable land is accepted for park dedication credit. <br />The developer has indicated an interest in building a fishing pier on Oneka Lake, to be <br />dedicated to the City of Hugo and made publically available. The Parks Commission <br />should provide input on what amenities the access should have and how it could be used <br />by the public. <br />The Parks Commission should comment on the trail and sidewalk connections in the <br />sketch plan.
