Page 5
The rear yard setbacks of the homes along the existing neighborhoods will be more than the
proposed 25 foot rear yard setback. The rear yard setback for those lots will be between 35 feet
and 70 feet. The PUD amended is also related to the plans that are received by the City and will
need to meet the proposed plans.
5. CONCLUSION:
Staff is recommending the following setbacks for the PUD Amendment:
Staff believes that the layout of the proposed Adelaide Landing PUD general plan exceeds the
City's standards for residential developments. The developer has offered a more creative and
efficient approach to the existing constraints of the property through the site design layout. The
PUD amendment is consistent with the City's Comprehensive Plan and the approved Adelaide
Landing PUD. It is in staff's opinion that the applicant meets all the requirements necessary to
approve the PUD amendment.
6. RECOMMENDATION:
Staff recommends approval of the PUD amendment OP5 Adelaide (Excelsior Group) for the
development to be known as "Adelaide Landing", subject to the conditions listed in the
resolutions.
ATTACHMENTS:
1.
