Adelaide Landing <br />Yfugo, -My <br />,11/I Ames <br />Villa Homes <br />M/I Homes will be the exclusive builder of the Villa Neighborhood. Villa Homes are single family <br />homes with association maintenance of yards and snow removal. These homes meet the increasing <br />demand for empty nesters households seeking single -level living with association maintenance. Villa <br />Homes provide the benefits of a single family home, with all the conveniences of a townhome. The <br />association maintenance of lawns and snow removal provides the homeowner with the freedom to <br />travel, own a winter or summer home, or more time for recreation. <br />M/I Homes assists each customer in selecting and designing a home that fits their particular needs. <br />Individual homeowners have the ability to choose from a wide variety of plans, exterior materials, <br />including extensive use of brick and stone, architectural features, and landscape designs. This process <br />creates variety and interest in the architecture of the neighborhood. <br />Required Setbacks <br />The Villa Homes feature private outdoor patio spaces, a private yard, plentiful landscaping, and a <br />homeowners association to take care of the exterior spaces. While the yard areas are maintained by the <br />association, these homes sit on individual lots. This type of home with association maintenance requires <br />flexibility from standard single family zoning requirements. The setbacks for these homes are: 1) 25 - <br />foot front yard, 2) 5 -foot side yard, and 3) 25 -foot rear yard. The association is responsible to maintain <br />the yards, and has easements over the lots for access and maintenance. Each homeowner also has access <br />easements over adjacent lots for the purpose of maintenance and upkeep of their home. This gives every <br />homeowner 10 feet of usable space on each side of their home. Under standard zoning, a homeowner <br />would only have 7.5 feet. <br />While this PUD Amendment is requesting changing the side setbacks from 7.5' to 5', 48 of the 51 villa <br />lots will have side setbacks of 6'. In order to fit this product on 3 of the 51 lots, 5' side setbacks are <br />required. These lots, highlighted on the color rendering, are Lot 7 Block 5, Lot 5 Block 3, and Lot 8 <br />Block 2. It is important to note that the minimum side setback requested of 5' is only the closest point <br />between homes and is not necessarily the entire length of each home. <br />This application is also seeking an amendment from 30' rear yard setbacks to 25' rear yard setbacks and <br />side setbacks at corners from 25' to 20'. Currently, in the existing south villas, we have 25' rear yard <br />setbacks and 20' side setbacks at corners. This allows MI to provide the same product on the north villas <br />as the south villas, which allows for an optional sunroom. <br />Homeowner's Association Control <br />The HOA for the Villa neighborhood not only maintains the exterior yards, but also controls and <br />regulates individual lots within the neighborhood association. The HOA does not allow perimeter <br />fences, sheds, or similar structures. Changes in landscaping are reviewed by the HOA to make sure <br />changes protect and add privacy while taking into account future maintenance. Restrictions on outdoor <br />
