With smaller lots, it's more critical <br />for homeowners and the Association to maintain pre -established drainage patterns, including drainage <br />swales between homes. <br />Homeowner Preference <br />M/I Homes has constructed thousands of Villa Homes throughout the Twin Cities metro area. What <br />we have learned in the process is that Villa buyers prefer a well-designed home with higher end <br />finishes, variety in exterior architecture, and private outdoor spaces. <br />Villa buyers are downsizing from a larger homes and want smaller spaces without the hassle of <br />exterior maintenance. These buyers prefer to spend their money on the look of the home and the <br />quality of the finishes, as opposed to buying a larger lot. Further, a larger lot drives up the cost of <br />exterior maintenance and makes the association maintenance less affordable. <br />Landscaping & Entrance <br />This villa neighborhood will be the northerly entrance to Adelaide Landing. Therefore, we plan to <br />install an enhanced buffer of a variety of trees along the project boundary to the north and west. This <br />buffer will be similar to the buffer that includes a variety of coniferous and deciduous trees installed <br />along the project boundary and 130th St. At the 137th St. entrance, a monument will be installed like the <br />current monument at the main entrance to Adelaide Landing, but on a smaller scale.
