Page 5 <br />This product is maintenance provided (mowing, landscaping, and snow removal) by the home <br />owners association. <br />Density <br />The maximum development density for a PUD in the R-3 zoning district is 4 units per 1 acre. <br />The applicant is proposing a residential net density of 2.2 units per 1 acre, which fits the <br />requirements of a PUD. Although the applicant has requested flexibility on lot sizes and <br />setbacks, the density meets the ordinance standards. <br />Landscaping <br />In exchange for additional flexibility the applicant has provided a revised landscape plan that <br />includes additional landscaping along the north and west sides, than what was previously <br />approved with the development. Staff recommends additional landscaping for a buffer with a <br />combination of deciduous and coniferous trees. The final landscape plan shall be reviewed and <br />approved by staff. <br />The rear yard setbacks of the homes along the existing neighborhoods will be more than the <br />proposed 25 foot rear yard setback. The rear yard setback for those lots will be between 35 feet <br />and 70 feet. The PUD amended is also related to the plans that are received by the City and will <br />need to meet the proposed plans. <br />6. CONCLUSION: <br />Staff is recommending the following setbacks for the PUD Amendment: <br />50 foot <br />Wide Lots <br />Front Setback (min) <br />25 Ft <br />Front Setback (min) for side of the <br />20 Ft <br />home on corner lots <br />Side Setback (min) <br />6 Ft <br />Side Setback (min) Lot 8, Block 4; <br />5 Ft <br />Lot 5, Block 3, and Lot 7 Block 5 <br />Rear Setback (min) <br />25 Ft <br />Staff believes that the layout of the proposed Adelaide Landing PUD general plan exceeds the <br />City's standards for residential developments. The developer has offered a more creative and <br />efficient approach to the existing constraints of the property through the site design layout. The <br />PUD amendment is consistent with the City's Comprehensive Plan and the approved Adelaide <br />Landing PUD. It is in staff's opinion that the applicant meets all the requirements necessary to <br />approve the PUD amendment. <br />
