ADELAIDE LANDING <br />Hugo, Minnesota <br />PUD AMENDMENT NARRATIVE <br />October 11, 2019 <br />The City of Hugo City Council approved the preliminary plat and PUD for Adelaide Landing on <br />May 1, 2017. The PUD general plan was approved to allow the creation of 319 single family <br />residential lots and 10 outlots. In May 2019, a PUD Amendment was approved to 5 lots, and change <br />the approved 75' wide lots to 65' wide lots. A total of 324 lots are approved for Adelaide Landing. <br />OP5 Adelaide, LLC has been developing Adelaide Landing per the approved Preliminary Plat and <br />PUD since 2017. Currently, 1", 2nd, Yd, and 4' Additions are substantially completed with 192 <br />finished lots in the process of being purchased for home construction by our builder partners, MI <br />Homes, Creative Homes and Derrick Custom Homes. There are two future planned additions to be <br />completed over the next few years. OP5 Adelaide anticipates bringing a 5`h Addition Final Plat <br />forward for construction to begin Spring 2020. <br />GENERAL DESCRIPTION OF REQUEST <br />OP5 Adelaide is requesting a PUD Amendment to address changes to the future development of the <br />50' wide villa lots on the Northwest corner of the site. In order to meet market demands, OP5 <br />Adelaide is requesting a PUD Amendment to include the following: <br />• Minimum Side Setback of 5 feet on the future villa product in the Northwest corner of the <br />project. Currently, 7.5 feet is the approved minimum side setback under the approved <br />PUD. <br />• Minimum Rear Setback of 25', which matches the approved rear setback for the completed <br />villas on the south side of Adelaide Landing. Currently, 30' is the approved rear setback. <br />• Side Setback at Corners of 20', which matches the approved corner side setback for the <br />completed villas on the south side of Adelaide Landing.
