FUTURE VILLA PRODUCT <br />MI Homes will be the builder of this north villa neighborhood within Adelaide Landing. As <br />previously planned, this villa product will become part of the existing Adelaide Landing Villa HOA <br />consisting of the villa product within 1" and 2nd Addition. MI Homes is the builder on all the <br />current villa product within Adelaide Landing and expects to construct a similar product on the <br />future villa product. Currently, MI is building a 40' wide home on a 55' wide lot with 7.5' side <br />setbacks in the south villa area (I't and 2nd Additions). This PUD Amendment will allow MI to <br />construct the same 40' wide home as they are currently building. This PUD Amendment is <br />requesting a minimum lot width of 50' with a minimum side setback of 5'. The majority of the 51 <br />lots in this north villa area will be 52' wide lots with a side setback of 6'. The exception to the 52' <br />width and 6' side setbacks are the 3 lots shown highlighted on the attached color rendering (Lot 8 <br />Block 2, Lot 5 Block 4, and Lot 7 Block 5). These will meet the minimum 50' width and 5' side <br />setbacks. <br />The reason for this proposed PUD Amendment is to allow MI to continue with this current product, <br />as it has been proven with the south villas to be a high demand product in this market. Furthermore, <br />it has been a positive addition to the Adelaide Landing community and the City of Hugo. This <br />product fits in with the attached product to the north of Adelaide Landing. We plan to provide a <br />landscaped entrance feature at both the 137' St. N. and Flay Ave. N. entrances.
