Resolution 2020-8 <br /> Page 3 <br /> 10. The developer has indicated that an HOA will be established for the development to <br /> own/operate/maintain community areas, landscaping, and the water re-use system. <br /> The HOA documents shall be reviewed and approved by staff prior to the recording <br /> of the final plat for the Phase 1. <br /> 11. The developer must comply with the following, prior to Final Plat and Final PUD <br /> Plan application approval: <br /> Landscaping and Lighting <br /> a. The applicant shall include additional coniferous (evergreen) trees along the south <br /> side of Lot 20, Block 4, to provide a buffer from Egg Lake Road (CSAH 8). <br /> b. The applicant shall include additional landscaping at the entrance off of <br /> Goodview Avenue creating a defined main entrance into the development. <br /> c. The applicant shall include additional landscaping around a portion of the lift <br /> station. <br /> d. The monument sign location, design, and landscaping, shall be reviewed and <br /> approved by staff prior to installation. <br /> e. A final landscape plan shall be reviewed and approved by Staff. <br /> a. The exact locations and design of the street lights will be evaluated with each <br /> final plat application. The street lights be decorative and shall comply with the <br /> City standards for street lighting within the public right-of-way. <br /> Signage <br /> a. Final design, location, and landscaping of the entrance monument signage for the <br /> development shall be reviewed and approved by staff. <br /> Streets/Access <br /> a. The developer shall address all comments in the Washington County comment <br /> letter dated November 7, 2019. <br /> i. Plans for street connections to CSAH 8 shall be reviewed and <br /> approved by the Washington County <br /> ii. All permits required from Washington County shall be issued. <br />
