In particular, we have <br />reviewed the following plans related to this particular request: <br />• Construction Plans for Sanitary Sewer, Watermain, Storm Sewer, and Streets dated <br />01/14/2020 by Westwood Professional Services <br />• Storm Sewer Design dated 03/07/2019 by Westwood Professional Services <br />• Adelaide Landing 4th Addition and Phase 2 Grading, Drainage, and Erosion Control Plans <br />dated 04/22/19 <br />• Adelaide 5th Addition Plat submitted January 23, 2020 <br />Based on the review of the final plat documents, we offer the following comments related to this <br />application: <br />Final Plat <br />1. The final plat is consistent with the preliminary plat documents. There are several locations <br />where the drainage and utility easements between lots will need to be widened due to storm <br />sewer depth to accommodate allowing for future repair/replacement. The remaining areas <br />have appropriate drainage/utility easements provided within the plat area itself. The <br />applicant has been made aware of the wider easement needs and are working to address <br />these needed changes. <br />2. Drainage and Utility easements shall be placed over all the outlots. <br />Development Agreement <br />3. There area number of development fees outlined within the City's Fee Schedule that will <br />become due as part of the final plat. The Development Fees are included within Exhibit C of <br />the Development Agreement. <br />Grading, Street, and Utility Plans <br />4. The Approved grading plan allowed for the continuation of mass grading outside of the first, <br />second, third, and fourth phases. The grading plan reflects the first, second, third, fourth and <br />fifth phase boundaries as well as future phases. Grading to the eastern property limits in the <br />
