In <br />particular, we have reviewed the following plans related to this request: <br />• Oneka Place 4th Addition Construction Plans dated 03/17/20 by Westwood Professional <br />Services <br />• Storm sewer design dated 03/17/20 by Westwood Professional Services <br />• Final Plat by Westwood Professional Services <br />• Grading Plan dated 02/15/19 by Westwood Professional Services <br />• Easement Vacation Documents dated 03/27/20 <br />Based on the review of the final plat documents, we offer the following comments related to this <br />application: <br />Final Plat <br />The entirety of Outlots A and B will need to be encompassed in drainage and utility <br />easements. <br />Staff has worked with the applicant's engineer to address inadequate easement widths for <br />the storm sewer located between lots 5 and 6 Block 2B, lots 7 and 8 Block 2B and Lots 3 <br />and 4 Block 1 B. Minor lot width modifications will be made to provide wider easements <br />while still maintaining minimum lot size requirements. <br />Grading, Street, and Utility Plans <br />3. Staff has worked through a number of comments with Westwood Professional Services on <br />street and utility construction plans. Staff has a number of remaining redline comments. We <br />do not expect that any remaining plan changes will have an impact on the final plat. We will <br />issue the construction plan approvals once the remaining comments have been resolved. <br />4. Project phasing has been modified from the revised phasing plan submitted as part of the <br />Oneka Place 3rd Addition. The changes to the phasing plan require the construction of some <br />infrastructure (sanitary sewer and storm sewer) outside of the Oneka Place 3rd Addition plat. <br />Staff does not see any issues associated with the proposed phasing. <br />5.
