APPROVAL CONDITIONS <br />1. A final plat is approved to allow the creation of 63 single family home lots and 2 outlot, in <br />accordance with the application and plans received March 18, 2020. except as amended by <br />this resolution. <br />2. The development shall substantially comply with all plans and conditions of the preliminary <br />plat and PUD approval granted by the City Council on May 21, 2018. <br />3. Development standards shall comply with Resolution 2018-14 and 2018-15, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo dated <br />April 28, 2020, and revisions required in "red -lined" comments from the City Engineer. <br />5. Outlot Use and Ownership: <br />a. Outlot A is proposed for additional phases of the development. <br />b. OutotsB is a wetland and proposed to be deeded to the City. <br />6. The developer shall design and install a storm water re -use system for the irrigation of the <br />lots. <br />7. The landscaping planned for the plat shall be installed in one phase. The developer shall take <br />proper precautions to protect the trees as the homes are being built. <br />8. Staff will continue to work with the developer on the street lighting plan. Exact locations of <br />the street lights shall be reviewed and approved by City staff prior to installation. The street <br />lights shall be the Lantern style decorative light. <br />9. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions. <br />a. The Final Plat shall be revised to include drainage and utility easements over all <br />outlots. <br />b. A revised phasing plan shall be reviewed and approved by staff. <br />c. The grading in the southwest portion of the plat along Lot 1, Block 1 and Lot 1, <br />Block 2, shall be revised and reviewed and approved by staff. This includes the <br />grading the proposed right-of-way for Empress Avenue in the plat. <br />d. The utility plans shall be revised to match the grading plan and reviewed and <br />approved by staff. <br />17 <br />
