e. The driveway location for Lot 1, Block 2, shall revised and reviewed and <br />approved by staff. <br />f. An HOA shall be established to own/operate/maintain the following: <br />i. landscaping within the outlots, <br />ii. landscaping along Oneka Parkway within the right-of-way, <br />iii. landscaping on proposed residential lots, <br />iv. all retaining walls, <br />v. and the water re -use system. <br />The HOA documents/covenants shall be reviewed and approved by staff. <br />g. The storm water re -use system shall be reviewed and approved by staff. The storm <br />water reuse system operation, encroachment, and maintenance agreement shall be <br />reviewed and approved by City staff. <br />h. The development shall comply with the Fire Chief s requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />i. The developer shall obtain all necessary stormwater management and WCA <br />permits from the City. <br />j. The developer shall obtain all necessary local, state, and federal permits. <br />k. The developer shall enter into a development agreement, shall agree to complete <br />all improvements, and pay all fees as required by the agreement. <br />10. Prior to the issuance of building permits, the developer shall comply with the following <br />conditions: <br />a. The applicant shall record the final plat, development agreement and all other <br />documentation at Washington County and provide the City with proof of <br />recording. <br />b. The applicant shall submit three full sets of approved final plans to the City. <br />c. If a sales trailer is located in the property, a site plan and building elevations shall <br />be submitted for City review and approval. <br />d. Prior to the issuance of a building permit for Lot 1, Block 2, Oneka Place 41n <br />Addition the grading in that area and driveway layout shall be reviewed and <br />approved by staff. <br />
