<br />Page 6 <br /> <br />Water Re-use <br /> <br />Water reuse will be utilized as part of this development. Water for irrigation will be delivered to <br />the site from the Water’s Edge Phase II Stormwater Reuse Improvement Project. <br /> <br />Architecture <br /> <br />The applicant has provided four building designs for the single family villa style home (patio <br />homes). The applicant has also provided a design and color palette for the homes. The PUD <br />requires no adjacent home have the same front elevation and that the buildings shall have varied <br />and interesting detailing. Each home shall utilize architectural accent features such as dormers, <br />bay windows, arched windows, etc. <br /> <br />The building designs that the applicant has submitted are a good start to meeting the intent of the <br />PUD requirements. Staff will continue to work with the applicant on the home design prior to <br />final plat approval. The design shall be reviewed and approved by staff. <br /> <br />Homeowners Association <br /> <br />It is staff’s understanding that the proposed single family villa style homes (patio homes) will be <br />part of the Master HOA for the Waters Edge Development, but will have their own sub- <br />association. The HOA will be responsible for maintenance of the private streets/sidewalks and <br />utilities, landscaping, retaining walls, and common space. <br /> <br />Park Dedication <br /> <br />Park dedication requirements have been fulfilled with the first phase of this development when <br />the park land was dedicated to the City. No additional dedication is due with this phase. <br /> <br />5. CONCLUSION: <br /> <br />Staff has reviewed the preliminary plat and PUD amendment for consistency with the standards <br />outlined in the Comprehensive Plan and Waters Edge PUD general plan, and finds that the <br />proposed PUD amendment is consistent with the standards. <br /> <br />6. STAFF RECOMMENDATION: <br /> <br />Staff recommends approval of the preliminary plat and PUD amendment, subject to the <br />conditions listed in the resolution. <br /> <br />7. PLANNING COMMISSION RECOMMENDATION: <br /> <br />The Planning Commission generally liked the plan and had a few general questions.
