<br />Adelaide Landing 4th Addition 18 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br />1. The final plat is approved to allow the creation of 20 single family lots and 2 outlot, in <br />accordance with the plans and application received by the City on March 29, 2019, except <br />as amended by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on May 1, 2017 and PUD Amendment on <br />May 6, 2019. <br /> <br />3. Development standards shall comply with Resolution 2017-10, 2017-11, and 2019-21, as <br />amended. <br /> <br />4. The developer shall comply with all conditions outlined in the City Engineer’s memo <br />dated May 30, 2019, and revisions required in “redlined” comments from the City <br />Engineer. <br /> <br />5. Outlot use and ownership: <br /> <br />a) Outlot A is proposed for stormwater management, wetland, and a portion of a City <br />park, and shall be deeded to the City at the time the plat is recorded. <br />b) Outlot B is proposed for future development of the site and will retain the <br />ownership of the developer. <br /> <br />6. The developer shall design and install a stormwater re-use system for irrigation of the <br />individual lots. <br /> <br />7. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re-use system. All <br />landscaping within the right-of-way in the street islands is to be installed by the developer <br />and maintained by the property owners association. The property owners association <br />documents shall be reviewed and approved by staff prior to recording the plat.
