Apple Academy <br />Page 5 <br /> <br />freestanding lighting (parking lot and playground area) comply with the 20-foot maximum <br />height regulation. <br /> <br />Signage <br /> <br />The applicant is proposing one freestanding monument sign and one wall sign. <br /> <br />For single-tenant buildings, wall signs are permitted on the front, side or rear of the <br />building, up to one wall sign per façade, if the façade contains a public entrance or is <br />visible from a public road. The wall sign may cover a maximum of 10% of the gross wall <br />area. The applicant is proposing approximately 31 square feet of wall signage on the <br />primary façade above the building entrance. <br /> <br />One monument sign is permitted for single-tenant commercial or industrial buildings, <br />which are not part of a shopping center. The proposed monument sign is <br />architecturally compatible with the proposed building and surrounded by a landscaped <br />area. The monument sign appears to meet the size standards in the code. <br /> <br />The applicant must apply for a sign permit with details ensuring compliance with all <br />ordinance requirements. Staff will review the permit for compliance at that time. <br /> <br />Parking <br /> <br />Child care facilities are required to provide one parking space per each 250 square feet <br />of gross floor area. For the proposed project, this results in 40 required parking spaces. <br />The applicant is showing 40 parking stalls, which complies with the code. The applicant <br />also provided proof of parking for an additional 15 parking stalls. The construction of the <br />additional parking stall will require a site plan amendment. It is staff’s understanding that <br />stormwater plans were calculated to accommodate future parking. A site plan <br />modification would be required if the parking is constructed in the future. <br /> <br />Landscaping <br /> <br />Section 90-272 of the Hugo City code requires that all for commercial construction, all <br />areas not covered by building, parking, driveways, or impervious storage areas shall <br />be landscaped and maintained in accordance with Section 90-181. Section 90-181 <br />outlines those landscaping requirements. <br /> <br />All commercial development is also required to expend on landscaping an amount not <br />less than one percent of the cost of improvements made as part of a development. <br />The cost of landscaping for the daycare facility must be included in the development <br />agreement. The developer must provide a copy of the landscaping cost estimate to <br />city staff. <br /> <br />The developer provided a landscape plan to outline compliance with city code.
