The applicant is also proposing <br />shrubs and perennial plantings around the base of the proposed monument signs as <br />required. <br /> <br />Remaining non-impervious portions of the site will be sodded, excluding the pond area <br />which will be seeded as required. The applicant intends to install irrigation on the site. <br />The applicant is required to submit an irrigation plan as part of the landscape plan <br />package as a condition of approval. <br /> <br />Any changes to the approved landscape plan must be submitted to City staff for review <br />and approval. <br /> <br />Mechanical Equipment Screening <br /> <br />Section 90-272 of the City Code requires “All roof- and ground-mounted mechanical <br />equipment shall be completely enclosed with building materials compatible with the <br />principal structure and painted to blend in unobtrusively with their background”. <br />The applicant is proposing all mechanical equipment to be located inside the structure <br />aside from the AC compressor located on the north façade. The AC compressor is <br />shown on plans as accessed through a doorway and screened with shrubs and <br />perennial plantings. <br /> <br />Wetlands <br /> <br />There are no wetlands on site. <br /> <br />Grading/Drainage <br /> <br />The applicant is proposing to create a stormwater management pond and infiltration <br />basin for stormwater management. The pond will drain north to the drainage basin on <br />the TGK Automotive site. The applicant is also working with the City Engineer to address <br />the outstanding issues on the stormwater management plan and stormwater <br />maintenance agreements. <br /> <br />The applicant will need to meet all City stormwater management requirements, including <br />appropriate storage, rate control, treatment, and volume reduction.
