The Parks Planner stated that $87,414.72 in park dedication fees will be due <br />with this final plat. <br /> <br />The developer has provided some green space on the site, but has not provided any <br />private amenity space within the apartment complex. It has been become commonplace <br />for new apartments to provide community rooms, exercise rooms, dog washing rooms or <br />similar amenities. However, the developer has stated that Lions Park with service the <br />recreation needs of the residents and does not believe the market will demand additional <br />amenities on this site. <br /> <br />Preliminary Plat <br /> <br />The applicant has submitted a preliminary plat to replat Outlot B as Lot 1, Block 1, Hugo <br />Gardens. The preliminary plat complies with ordinance requirements. <br /> <br />The next step would be to apply for approval of a Final Plat and Easement Vacation, <br />which would be reviewed concurrently by the Council. That application would also <br />include approval of the development agreement. <br /> <br />C. Conclusions <br /> <br />Staff reviewed the PUD amendment and preliminary plat against City standards and the <br />original PUD approvals and finds that the proposed project generally conforms. <br />However, there are several outstanding issues that must be clarified, and conditions that <br />must be met by the applicant to ensure compliance with City standards. Staff believes <br />that these issues can be addressed through the conditions in the draft resolution <br />regarding those items. <br /> <br />5. RECOMMENDATION: <br /> <br />Move to adopt the following resolutions, as recommended by the Planning Commission: <br />a. Resolution Approving the PUD Amendment <br />b.
