DESCRIPTION OF REQUEST: <br />Sullivan Day Construction is requesting site plan approval on behalf of TGK Automotive for an <br />approximately 2,900 square foot addition on the existing building located at 13891 Forest <br />Boulevard North. <br />2. BACKGROUND: <br />TGK Automotive gained site plan approval in 2018 for an 11,337 square foot auto repair <br />building located at 13891 Forest Boulevard North. The building was designed to accommodate a <br />future expansion. The property was previously zoned Neighborhood Service (NS) and was <br />rezoned to General Business (C-2) at that time. Approval of the rezoning request was contingent <br />on proper transitions between the land uses and that the impact on the surrounding residential <br />properties is minimized. <br />3. LEVEL OF DISCRETION IN DECISION MAKING: <br />The City's discretion in approving or denying a site plan is limited to whether or not the <br />proposed project complies with the Comprehensive Plan and Zoning Ordinance requirements. If <br />it meets these standards, the City must then approve the site plan. <br />
