TGK Auto Site Plan Phase II <br />Page 3 <br />Lighting <br />There are no new light poles proposed for the site, however, there are exterior wall lights <br />proposed for the side of the building. The lights are proposed to be downcast fixtures. Staff will <br />continue to work with the applicant on the fixture types and locations to ensure that they are <br />directed away from the properties to the east. All lighting for the project shall be downcast, cut- <br />off fixtures to direct light away from adjoining properties and public streets. <br />Landscaping <br />The landscaping on site meets the City's landscape requirements for a commercial development. <br />The applicant is proposing to transplant the 10 existing trees on the east side of the site in order <br />to accommodate for the additional parking spaces created. The trees will be transplanted further <br />east in order to continue screening the building from the neighboring residential uses. Should the <br />transplanted trees die during relocation, the applicant will be required to replace the trees with <br />trees of similar size and maturity. This is listed as a condition of approval. Staff is also <br />recommending that additional evergreen trees be added to the east side of the site in order to <br />provide adequate screening of the parking spaces. <br />Fencing and Screening <br />The applicant is not proposing any fencing for this site. In addition to the existing mature trees <br />along the east property line, the applicant is proposing to transplant the recently planted trees on <br />the east side of the site. This will continue to screen the building from the residential uses to the <br />east. <br />The applicant is proposing to keep the existing trash enclosure on the northeast portion of the <br />building. <br />Architecture and Building Materials <br />The existing building complies with the City's construction standards and guidelines for <br />commercial buildings. The proposed addition will be of the same materials and colors of the <br />existing building and will be cohesive to the overall site. <br />Ponding and Stormwater Management <br />The applicant is proposing to expand the stormwater management features that were constructed <br />with the initial TGK Automotive repair building in order to accommodate the additional <br />impervious surface that is being added to the site. The Stormwater Management Plan submitted <br />meets the requirements for the site. <br />Drainage and utility easements shall be dedicated to the City over the expanded stormwater pond <br />area along with an amended stormwater maintenance agreement. <br />
