Resolution 2020- <br />Page 2 <br />8. PUD flexibility is granted to allow: <br />a. Flexibility to allow a minimum shoreland setback of 49 feet, where 125 <br />feet is required. <br />b. Flexibility for reduced parking space requirements for shared parking <br />throughout the PUD to allow 174 parking spaces, where 192 parking <br />spaces are required by ordinance. <br />c. Flexibility to allow parking side yard setback to be 4.3 feet where 5 feet is <br />required by ordinance. <br />9. The preliminary phasing plan is generally approved per plans dated April 10, 2020. <br />Any major revisions to the phasing plan shall require PUD amendment. Minor <br />modifications shall be reviewed and approved by staff. <br />a. Phase 1 shall include: <br />i. An approximately 5,700 square foot restaurant building. <br />ii. All improvements shown in the phase 1 plan, including trails and <br />boardwalks. <br />b. Phase 2 shall include: <br />i. Three retail buildings totaling approximately 10,000 square feet. <br />ii. A 4,000 square foot event center. <br />iii. All improvements shown in the phase 2 plan, including trails and <br />boardwalks. <br />10. Phase 2 shall be required to apply for site plan, and other applicable applications, to <br />be reviewed and approved by the Planning Commission and City Council. <br />11. The developer has not provided calculations that would allow additional food <br />service/restaurants in the proposed PUD in the retail buildings. If there are food <br />service/restaurant uses proposed at a later date, the parking space requirements shall <br />be further evaluated for review and approval by the City. <br />12. The building setbacks and impervious surface coverage requirements for the PUD are <br />as follows: <br />Front Setback <br />10 feet <br />(min) <br />Side Setback <br />0 feet <br />(min) <br />4.3 feet for parking lot <br />Rear Setback <br />30 feet <br />(min) <br />Lot Impervious <br />50% <br />(max) <br />25% in shoreland overlay <br />
