0 OM <br />Density <br />The maximum development density for a PUD in the Central Business (C-1) zoning district is <br />60 units per 1 acre. The applicant is not proposing any residential units at this time. <br />Development Phasing <br />The PUD General Ran proposes two phases at this time. Phase 1 wi I I be the restaurant with the <br />proposed access off of H i ghway 61. Staff is comfortable with the proposal since parking will be used for the <br />overall downtown project and will be shared between users in the downtown. This is consistent <br />with the downtown design guidelines which encourages businesses to establish or participate in <br />providing shared parking with reductions in required on -site parking. <br />The applicant has not provided calculations that would allow additional food service/restaurants <br />in the proposed PUD in the retail buildings. If there are food service/restaurant uses proposed at a <br />later date, the parking space requirements shall be further evaluated. <br />Streets and Access <br />The applicant has identified a concept for the entire property, however they are proposing only to <br />build on the northerly portion of the site identified as Phase 1. The applicant will need to obtain <br />FZ <br />
